Full working drawings, bracing and materials schedules, the consent-exemption paperwork, and a one-build licence valid anywhere in NZ. Every set is adapted to your address and signed by a licensed designer before it lands in your inbox, usually within 5 working days.
Correct, for the build itself. Since January 2026, homes up to 70 m² designed and built by licensed professionals are consent-exempt. District plan rules (setbacks, coverage) still apply, which is exactly what our address adaptation checks before we sign.
Plans-only means your builder runs the build from our signed set. The turnkey solution means our crew does the whole thing from a fixed quote, from first digger to keys, from $133K. Most people decide after a fifteen-minute call with a specialist.
Materials, yes: cladding, roofing, joinery and door choices carry straight into your set from the studio. Layout changes are deliberately off the menu; a fixed, engineered footprint is what keeps the price sharp and the exemption clean.
The Kōwhai 60 is the sweet spot in most regions: about $600 a week against a from-$166K turnkey build. The Fern 48 costs less to build and still returns around $580 in the right towns. Run the yield calculator on each plan page for your own numbers.
Full refund. We check your address before we adapt anything, and if a Seventy can't be built on your section, you get your money back. That promise is on the cart and the checkout.
